Modular Multiplex
This project explores a missing middle approach to housing—introducing gentle density within a low-rise neighbourhood while maintaining a respectful relationship to the surrounding context. Designed to support growing families, the building offers generous, well-lit living spaces that prioritize comfort, everyday usability, and a sense of home.
Aligned with Rehousing’s mission to empower citizen developers to deliver new housing in our cities, we explore the potential of multiplex development—particularly fourplex and sixplex options. We test the limits and possibilities of typical single-family lots to unlock gentle density and expand housing supply, contributing to more attainable, community-oriented housing in Toronto and across Canada.
Modular Construction
A modular panelized construction system allows components to be fabricated off-site with precise craftsmanship and consistent quality. These elements are then assembled on site, reducing construction time, minimizing disruption to the neighbourhood, and helping maintain budget certainty.
By combining thoughtful design with efficient building methods, the project offers one pathway toward addressing Toronto’s housing challenges—creating more homes in the places where people already live, work, and belong.
